You can walk away if the scope of the problems makes the agreed price no longer reasonable. The one thing to avoid is accepting everything uncritically because you are afraid of losing the deal.

Budget between two and five percent depending on your loan type and the state you are buying in. First-time buyers routinely underestimate this number. Ask your lender for a Loan Estimate as early in the process as possible.

Real estate is illiquid. If there is a reasonable chance you will need to move in two years, renting is the financially rational choice. None of that means do not buy. It means be honest about your time horizon before you commit.
